Tucson MLS Statistics January 2013

Our January Statistics are showing the same trend that we have had since the July/August time frame. The only real positive sign is the Listings under Contract jumped to 2415 which is an almost 400 unit jump over last month which should help the Total Units sold over the next three months. Keep in mind that a very large percentage of sales are Short Sale and REO properties. Again I am not saying we are in a Bad situation but it could or should be much better.

We are well into February and I have heard a couple of positive things from people I know or work with. My Home inspector has had more inspections and my Escrow Officer said they have had more Escrows open. This probably has to do with the extra 400 Listings under contract that we saw for January.

Why do I express concern? March 1st is coming, and if you believe all the talk, we could see higher unemployment if the Sequester happens. Did you know we will lose policemen and teachers according to the Obama Administration. Who pays them? We do, in each of our communities. Scare tactic!! Do I want to see the Sequestration? No, but for some reason our Government can not get OUR act together. This whole thing is Politics, and we the public are paying for it. Are you enjoying the higher gas prices? I am not, but the President could help us with Approval of the Keystone pipeline that would create jobs and gas export from Canada via the US. Do not believe the President when he says we are producing a larger quantity of Oil because of his policies. Not true, as this is being done on private land by private companies. He has held up production on Federal Land and the Gulf for his own agenda. We have more reserves than most of the major oil producers in the world. Why not use it while we develop good, well thought out green projects. Have you seen all the Solar fields being put in by Tucson Electric. Go TEP!! Could it be the people I call the Tree Huggers? How many in the minority are controlling the majority on many things. Think about it!!

I still have to write my true feelings, but am having a hard time getting prepared with how I feel about what I am seeing. I will try to get something done next month after I see what happens with Sequestration.

I still think owning a home is the best investment that you can own, as it is a roof above your head and safety for your family. Your home is a reflection of you and your’s to do almost anything you want. At this point in time you can not Rent as cheaply as your total Mortgage payment and at this moment you also have a tax write off.
